JOINT VENTURE

A commonly adopted model in the property sector, joint ventures consist of different partners pooling resources together for a joint project whether it’s capital or expertise the parties involved benefit from equity shares in the parent company or SPV (Special Purpose Vehicle).

Our approach is simple, we provide all of the expertise, resources and borrowing facilities, you the investor provide the seed capital, usually £200k+, and we split the project down the middle thus both equitably benefiting from the properties uplifted value and rental income in perpetuity.

This model works for both HMO’s and larger commercial to residential schemes but of course the seed capital required will depend on the size and nature of the project.

INVESTOR LOAN

Suiting any investor not wishing to partake in property ownership but instead providing working capital for a fixed period attracting a given interest rate. The loan term is flexible and interest is paid monthly from the loan’s inception date, minimum loan amount is £50k.

PORTFOLIO BUILDER

We offer a fully sourced and managed service start to finish for any prospective investor looking to add HMO’s to their portfolio.

You own the asset 100% and we take a fee for the service. Typically a 5-6 bed HMO will produce circa £1,000-1,500 net cash flow every single month. On top of the cashflow you will benefit from the equity appreciating over time.

You will have access to our full resources to carry out the works and we manage the whole project on your behalf thus a hands off investment for you. From the acquisition stage to solicitors, construction, councils, brokers and lettings we are your one point of contact.
